What Buyers Really Mean When They Say “Value”

Not long ago, I met with a seller who was ready to put their home on the market. They had lived there for years, raised their family, and poured love into every corner. To them, the house was priceless. But when it came time to talk numbers, they wanted to start high “just to see what happens. It can always be lowered.”


I completely understood. Every home carries a story, and it’s natural to want to get top dollar. But here’s the reality of today’s market: buyers are chasing value.

With interest rates higher and budgets tighter, buyers are looking at every home through a very different lens. They’re asking: What am I getting for my money?

In this seller’s case, we took a walk through the home together. Instead of focusing on big renovations, we made a short list of simple updates fresh paint in the entry, swapping out dated light fixtures, and a deep clean to make everything sparkle. Then, we priced the home strategically, right in line with where the market was moving.

The result? The house stood out immediately. Buyers saw a home that was clean, cared for, and fairly priced. Within days, they had multiple showings and a solid offer.
